Weekend Cabins to Full-Time Homes
Hydroseeding in Jonestown often follows a teardown. The town was laid out by Warren and Emmet Jones in the 1930s, who saw that the coming Mansfield Dam would turn their land into waterfront along the Sandy Creek Arm and Big Devil's Hollow of Lake Travis. Lots first sold for $50 in 1939. Until the late 1980s most homes were weekend cabins. Today many of those lots are being rebuilt, and each rebuild leaves bare ground on a slope above the water.
Coves and creeks
Jonestown sits at the north end of Lake Travis, with Big Sandy Creek running through town. Runoff from a lot can reach a cove within a few dozen yards. Silt fence below the work area and quick hydromulch on bare soil keep that sediment out of the lake.
Parks and public land
Jones Brothers Park is a 32-acre lakeshore park on the Sandy Creek Arm, linked by a nature trail to smaller parks in town, and much of the surrounding undeveloped land is owned by the LCRA. Lots that border public land should be stabilized with seed or mulch that blends in, not just bare dirt and rock.
The 1431 corridor
RM 1431 runs through the center of town and was straightened and widened in 2008 to support growth along the north shore. Commercial pads and driveway cuts along the corridor need seeding and slope cover.
Limestone and slope
The hills here, like the rest of the north shore, are limestone with shallow soil. We plan for topsoil where a lawn is wanted and native seed where it is not.

Jonestown Questions
We tore down an old cabin. How do we get grass back?
Once the new grade is set, we can hydroseed the disturbed areas. If the ground slopes to the cove, we add silt fence and heavier mulch on the steep part.
My lot borders LCRA land. Anything special?
Keep your work and sediment on your side of the line. A native seed mix often blends better with the undeveloped land next door.
Can you seed a narrow lake lot with steps?
Yes. We run hose from the street, so stairs and tight side yards are usually not a problem.
How do I stop my driveway cut from eroding?
Cover it with a bonded hydromulch or blanket and seed. Steeper cuts may need rock at the base.
